RAM lists Brisbane office after turnaround

Real Asset Management Group has listed a three-building office complex in suburban Brisbane after filling much of its vacant space.

The property, at 56 Edmondstone Road in Bowen Hills, is 94% occupied, up from 20% when the firm bought it just over three years ago.

JLL’s Elliott O’Shea and CBRE’s Peter Chapple are marketing the complex via an expressions of interest campaign closing on May 29.

RAM bought the asset in December 2021 for $70.9m from Charter Hall’s Long WALE REIT. At the time, the property had lost its anchor tenant, Virgin Australia.

Mike Nguyen, director of funds management for RAM, said the company executed a value-add strategy and secured tenants including Fujifilm and Powerlink Queensland.

“Over two-and-a-half years, we’ve taken it from 20% occupied to virtually fully leased,” he told Green Street News. “We’ve enhanced its amenities, including new end-of-trip facilities, and improved its energy efficiency.

“With these milestones surpassed, we’re capitalising on market conditions to recycle capital into new opportunities.”
